We are thrilled to share a sneak peek into our recently completed project, the Farmstead District Clubhouse, a stunning centerpiece for a vibrant community of approximately 370 single-family and multifamily homes in Rockville, MD. The clubhouse, developed by EYA, is a testament to thoughtful collaboration, inspired design, and a deep connection to the local landscape.

A Collaborative Vision from the Start

Our journey with the Farmstead District Clubhouse began in December 2021 when the Devereaux & Associates, with whom we had previously collaborated on another EYA project, recommended us for this exciting endeavor. The clubhouse, though compact, was envisioned as the heart of the community, seamlessly tying together the interior spaces, pool terrace, and surrounding outdoor amenities. To achieve this, our team joined forces with the architect and landscape architect in May 2022, engaging in bi-weekly meetings to align on concept and schematic design. This early and consistent collaboration ensured a unified aesthetic that resonates throughout the entire space.

The client’s vision was clear: a classy yet simple interpretation of a farmhouse aesthetic, inspired by the iconic King Farmstead in Rockville, MD. Our design team embraced this concept, creating an understated yet sophisticated space that feels both timeless and deeply rooted in its surroundings.

Inspired by the Land

Every element of the Farmstead District Clubhouse was carefully curated to evoke a sense of place and community. Drawing inspiration from the colors, textures, and history of the original King Farmstead and its farmland, we incorporated materials that tell a story. Rustic woods with rich stain colors, galvanized steel wall panels reminiscent of vintage milk cans, and live-edge wood bar counters create a warm, inviting atmosphere. White brick walls and custom StickArt by Oregon-based artist David Ward, featuring natural twig designs, add an artistic touch that feels organic and purposeful.

The furniture and decor further enhance the farmhouse aesthetic. Textured fabrics on furniture and pillows were inspired by farm animals, wool blankets, and vintage baskets, while pops of wildflower-inspired hues connect the interior to the natural beauty outside. Even small details, like pottery and pillows that evoke sheep grazing in nearby pastures, were chosen to reinforce the connection to the land.

Overcoming Challenges, Celebrating Wins

One of the biggest challenges was space planning; but when you have Lita, Michelle Abel, one of Devereaux Architects’ talented architects; Alexander Collich, Senior Multifamily Development Manager as General Contractor; and our outstanding designer, Teresa Karpala, it all just works out! Fitting all the desired programming into a small clubhouse was like solving a complex puzzle. However, through disciplined collaboration and a commitment to the original concept, our team—along with the architects and landscape architects—created a cohesive, functional, and beautiful space. The biggest win? Staying true to the client’s vision while delivering a design that feels both environmentally conscious and deeply connected to nature.

From the carefully selected materials to the thoughtful integration of indoor and outdoor spaces, every detail was designed to create a welcoming, timeless environment.
